Your mortgage is not one number.

Most Dutch mortgages have several loan parts. Gylder models each one as it really is, annuity, linear or interest-only, with its own rate, schedule and extra repayments. The debt on your balance sheet is the debt you actually have. Empower's help centre describes a mortgage as a single linked account, and notes that not every institution even supplies the split between principal and interest.
